# TenantPlatform.com rental-platform research

## Deliverables

`tenantplatform_top_10_platforms_2026-09-14.csv` contains **10 platform rows, 126 columns and 50 full descriptive paragraphs**. Each row contains five separate prose fields, `description_p1` through `description_p5`, with source IDs. The file is UTF-8 with a byte-order mark, comma-delimited, double-quoted and ready to import into Excel, Google Sheets, a database or a website content pipeline.

`tenantplatform_sources.csv` contains **82 source records** with publisher, title, publication date where established, access date, direct URL, supported claims and limitations. `tenantplatform_data_dictionary.csv` defines every main-file column. Source IDs in the main file join to `source_id` in the register. These files are independent research for the TenantPlatform.com project; they do not imply affiliation with any platform.

## Scope and selection

This is a research shortlist of ten major US-facing rental-management or rental-discovery products, selected for documented financial importance, operating scale, longevity and relevance to finding, leasing and managing rental properties. It is **not an audited global top-ten ranking** and is not an investment recommendation. Enterprise property-management systems and consumer rental marketplaces serve different needs. Broader real-estate companies without a close tenant-management or landlord-leasing product were outside the selected scope.

The shortlist comprises Apartments.com Rental Manager, AppFolio Property Manager, Zillow Rental Manager, RealPage, MRI Software, Entrata, Buildium, Yardi, Rent Manager and DoorLoop. There are **ten product rows but nine corporate groups**, because RealPage owns Buildium. Counts and valuations must not be added across the RealPage and Buildium rows.

## Dates and ranking

The research cutoff is **September 14, 2026**. The most recent dependable measurement found is recorded for each metric; access date does not turn an old fact into a current fact. Approximate age is calculated as 2026 minus the stated founding year. Brand launch, company founding and incorporation can differ. `age_rank_oldest_first` uses competition ranking, so the two 2004-founded businesses share a rank.

`public_market_cap_rank` ranks only the three listed company/parent equity values. Market caps are approximate delayed web-source snapshots dated September 12–13, not verified live September 14 quotes. Those snapshot dates fall on a weekend and must not be interpreted as trading-session dates. CoStar's value is not Apartments.com's standalone value. Zillow Group's two stock symbols represent the same group and must not be added. Entrata's pending IPO registration is not treated as a completed public listing.

Private-company values are not placed in a synthetic combined market-cap league table. RealPage and Buildium have historical acquisition references; Entrata has a disclosed historical investment valuation; DoorLoop has a media-reported historical estimate. MRI's reported upper exit target is stored separately because a target is not a completed transaction. Yardi and Rent Manager have no defensible numeric current valuation established here. The display order is an organizational choice, not a universal quality ranking.

## Scale definitions and uncertainty

A **customer** is a client organization or account under the vendor's definition. A **property/community** can contain many rental units. An **advertising property** is a marketplace participation measure, not proof of operational management. An **active listing** is inventory offered for rent and is not a unique occupied unit. A **unit** can be vacant or house several people. A **lease** is a contract, not a person. A **tenant/resident** count is recorded only when an actual resident measure is disclosed; no occupancy assumptions are used.

AppFolio and Entrata have recent filing-related measures. RealPage's broad 24M housing-unit footprint includes more than core OneSite software and can overlap with Buildium. MRI's 23M-unit and 5.5M-lease numbers are undated global marketing metrics, not US-only residential counts. Yardi and Rent Manager unit figures were relayed by Propexo from vendor statements and are not independently audited. Buildium's precise 17,000-customer / 2M-unit benchmarks are explicitly historical December 2019 figures. DoorLoop's qualitative customer and unit language is preserved without manufacturing an exact number. Entrata's 2025 resident/community figures have a broader scope than its 2026 billed core-unit figure.

**Blank numeric cells mean not applicable, undisclosed or not verified—not zero.** Status, evidence, operator, definition and date columns explain the gaps. Values preceded in vendor language by “more than” are recorded with that operator in a separate field. No total addressable market or sum of unique managed units is calculated from these heterogeneous and overlapping figures.

## Funding and valuation

Funding is money associated with financing rounds; valuation is an estimate of company worth. Neither equals revenue, assets under management or the market value of properties managed. Historical venture funding is separately identified where it can be isolated. Entrata's disclosed $707M sum combines two announced growth transactions and is not an exhaustive lifetime total. Buildium's $65M entry is a disclosed growth investment, not proof that no other financing occurred. DoorLoop's $130M total includes growth equity. IPO proceeds, founder buyouts, PE acquisition values and debt are not automatically added to venture totals.

## Apps and pricing

An iOS or Android “Yes” means at least one native app in the platform ecosystem was verified; it does **not** mean a complete landlord-management app exists. The names and role fields are essential. Apartments.com's native apps are renter-search apps and its landlord tools use the mobile website. Other vendors often separate resident portals from staff management or leasing apps. Downloads were not installed or hands-on tested, and feature availability may depend on role, geography and contract.

Pricing reflects public pages accessed on the research date, not a binding sales offer. Zero-dollar base plans can still involve applicant fees, payment processing or paid advertising. Dollar amounts are USD. DoorLoop's annual-billed monthly equivalent is distinct from month-to-month pricing. Yardi Breeze rates must be read with their monthly minimums and annual commitment. Buildium figures are starting prices, not unlimited-unit totals. AppFolio, RealPage, MRI, Entrata and Rent Manager are recorded as quote-based where a current universal dollar price was not verified. Enterprise implementation, migration, taxes, integrations and pass-through fees should be confirmed in writing.

## Import and use

Open the main CSV with UTF-8 encoding and comma delimiters. All fields are quoted so commas inside paragraphs and price descriptions remain inside their cells. In a website pipeline, combine the five description fields with two line breaks to form the full profile; keep inline source IDs visible or resolve them into reference links. Preserve date, scope and status fields whenever a metric is exported. Recheck dynamic pricing and market-cap URLs before publication or procurement. Public pages and app availability may change after the research cutoff.
